At the base of Caribou Hill (named after the Caribou Regiment during WWI), is a unique home, and possibly the only home in NL with rolled eaves extending under the soffit and also includes the most whimsical eyebrow dormer window. These were referred to in North America in the 1930’s as elements of Storybook Architecture, imported from Great Britain and reminiscent of the eaves and windows of many thatched-roof Tudor cottages.


The builder did indeed hail from Great Britain. According to Who’s Who of Newfoundland, published in 1930, Major Joseph S. Lee, was born in Dundee, Scotland on March 9, 1888 and he graduated with a Bachelor of Science in Engineering at St. Andrews University in 1908. In 1909, he emigrated to Canada and served overseas with the Canadian Railway Troops as Construction Officer and Director General of Transport.


After the war, he came to NL in 1925 as manager with W.I. Bishop (builders of the hydro station at Deer Lake between 1922-1925), where that firm was involved in construction at the dry dock in St. John’s, and the 1924-1927 modifications and upgrades to the Petty Harbour Power Plant .


In 1927, he incorporated Lee Engineering and Construction Ltd.


Lee bought the land, which was part of extended acreage called “Cherry Gardens”, from George Burling in 1937 and it is thought that the house was built just after that time.


It is not known who designed the house, but it does incorporate elements of the Arts and Crafts Design illustrated in the work of Andrew Cobb, Nova Scotia architect, who designed the Corner Brook town site, which included the design of the Glynmill Inn and the home for Sir W. G. Armstrong. If designed by Cobb, it would have been in the later stages of his career, as he passed away in 1943.


The home changed hands in 1954, again in 1976 after which the current owners purchased the property in 1979.


This solidly built house has been well maintained and upgraded through the decades and provides many special features for the growing family. All floors are beautiful hardwoods, solid woods trim doors, baseboards, windows and stairwells, as well; there is some plaster cornice trim on much of the main and second levels. Unique window styles compliment the rolled eaves and enhance the charming architecture, with two full and two half bathrooms, a complete third floor suite which includes an original / refinished claw foot soaker tub, and ample parking for family and guests, with a combination of paved access and interlocking brick parking platform.

The basement has a children’s playroom, single in-house garage, access to the garden/driveway, storage closets and utility rooms for; the furnace, hot water boiler, and a shed room for the highly-rated Roth Oil tank plus garden tools and equipment. The re-shingled roof (2017) will offer security from wind and rain for many years and the alarm system helps ensure your personal security.


From this location in the Waterford Valley, one can: walk east towards Water West Kitchen and Meat Shop, and Littledale Corporate Campus to the West; Walk to Bowring Park; Waterford River T-Rail system behind the house, accessible from Symes Bridge. And fish for German Brown Trout from your backyard In the Waterford River, and access to St. Mary’s Elementary School and Caribou Hill Community Park across the street.
