35 Fort Point Road - For Sale

Trinity, Trinity Bay

Joseph Pinhorn was born in 1736 in Fordingbridge, Hampshire, England in 1736 when is father Joseph Pinhorne was 34 and his mother Elizabeth Helme was 26. His father was also born in Fordingbridge on Feb 10, 1703.

Fordingbridge is on the River Avon in the New Forest district of Hampshire near the Dorset and Wiltshire borders on the edge of the New Forest.

Joseph Pinhorn left his homeland and emigrated to Trinity, NL. He was buried in Trinity on Aug 25, 1807.

One of Joseph and Mary’s sons was Joseph Pinhorn Jr. who married Martha (Beston) Batstone in Trinity on Oct 10, 1776 and they raised 10 children.

They lived at their fishing room on the South Side of Trinity Harbour and possibly took over the property from Joseph Sr. In 1820, it seems that Joseph Jr wanted to solidify his ownership of the fishing room and on Nov 6, 1820, aboard HMS Egeria, https://en.wikipedia.org/wiki/HMS_Egeria_(1807) , his ownership was confirmed.

From Jan of 1820 to May of 1822, HMS Egeria was commanded by Captain John Toup Nicolas, having taken over from Captain Rowley. He commanded the Newfoundland station and discharged anomalous duties as naval surrogate. The surrogate courts were based on customary law, in other words, the practices which had grown over the years to be recognized as legitimate authority.

A better proof of the satisfactory manner in which he acquitted himself cannot be adduced than the fact that out of more than a thousand cases in which he adjudicated in NL, only three appeals were made, and in each of these his decision was confirmed by the Supreme Court.

On November 6, 1820, aboard HMS Egeria in Trinity Harbour, Captain Nicolas confirmed ownership of the fishing room by Joseph Jr. The original documents signed by Captain Nicolas still reside in Trinity.

George Henry Christian took over the property from the Pinhorns and that was thought to have been around 1910. The land to this day remains with a descendant of G.H. Christian.

The property looks to Gun Hill / Ryder Hill in Trinity and it was on that hill in 1820 that the men from HMS Egeria, under command of Captain Nicolas, erected a two gun battery to help defend against any further French invasions. The fortification as aptly named Fort Nicholas and that two gun battery remains on Gun Hill to this day, 201 years later.

The time has come to sell this waterfront Fishing Room located on what is now referred to as 35 Fort Point Road which is the road to the lighthouse where a fortification was built by the British Navy in the 1700’s.

Fort Point Road was opened for development by the Town of Trinity and the area has been designated as a heritage area of the town. Since the are has been opened for development, one home has been built on a 10 acre waterfront parcel and other developments in the area are anticipated in the near future.

Boyd Coleridge, who descended from the Christians, used the property to grow vegetables and the meadows remaining are a testament to his labour.

There is an upgraded access now in place to the land and the 5.65 acres awaits development. With 475 feet of water frontage, the property will be very appealing to the boater who will re-establish the pathway to the outstanding beach which is ideally suited for construction of a wharf. This could be suitable to one purchaser or could serve as a family compound for multiple house (four and potentially 5), or for another development. The frontage on the road is 797 feet.

The property is immediately across the Harbour from Historic Trinity and is just a short boat ride or drive by vehicle.

Had one been in Trinityon July 17, 2021, the humpback whale illustrated could have been viewed swimming by Hog’s Nose after which it swam over to the South Side, then along Fort Point and out the Harbour.
