Champney's East, Trinity Bight - For Sale

Exclusive / private waterfront property

Finding an ocean front property in the Trinity Bight is a challenge. One would think that finding one that has ocean frontage and freshwater pond frontage would be impossible. But this private 8 acre property has both.

Ideal for the sailor as there is a bonus with a large, fixed wharf and a 60 ft floating dock currently sits on the concrete slipway with vehicular access right to the water.

The top quality Interhab home from Hubbards, Nova Scotia was built in 2003 for the current owner and included on the main level is a spacious kitchen and eating area with patio door access to the West facing deck from where one can enjoy incredible sunsets overlooking Champney’s Harbour, living room with wood burning fireplace, bedroom and full bathroom. The second level has a master with walk in closet and ensuite and a mezzanine that can be used for guests / as office space, etc. There is a full basement.

The home comes complete with kitchen appliances, washer and dryer, air exchanger and water filtration system.

Some additional furnishing would be negotiable.

New owners will enjoy abundance of light from the large west facing windows overlooking the ocean.

The detached garage has lots of space for the toys and measures 16.75 by 25.

There is just so much to enjoy on and from this spectacular waterfront location.

You can pick blueberries, partridgeberries and crow berries on your doorstep and if you are lucky someone may tell you where to pick bakeapples on Horschops. Enjoy a Baycation Blonde draft beer at the Port Rexton Brewery , a Naughty Nanny vegetarian Panini at Two Whales, and fine dining at Fisher’s Loft . Or take the short drive to Amherst Cove for a wood fired pizza at the Bonavista Social Club. If you are involved in the arts, the English Harbour Arts Association can be found just over the hill in Historic English Harbour

If you like to try you hand at catching salmon, bring your salmon license and head to the Champney’s River. One can also catch a few pan sized mud trout on the pond that borders to property. And of course, catching cod in season is a delight for all to enjoy. One may also be lucky to get a few scallops from local divers and mussels abound and are free for the picking.

For the hiker, you would be hard pressed to find a better location on the planet. The renown Skerwink Trail is a short drive away. The Champney’s trail / Fox Island Trail is just across the Harbour. Beyond English Harbour you can hike out Horsechops which is nature’s platform for viewing whales in a setting that simulates a large aquarium. For a smaller aquarium experience, check out the aquarium in Champney’s West

Champney’s East is situated on the Bonavista Peninsula and is about a two hour and a half hour drive from the St. John’s International Airport.

When in Clarenville take route 230 towards Bonavista and take the English Harbour turn off. Drive 1.8 Km and take a right on a gravel road that is just before a freshwater pond. Drive just 1/10 km on the gravel road and the gated entrance is on the left that takes you into this most private of properties.

Throughout the Bonavista Peninsula, there are many hiking location, historic sites, etc, and while on a day excursion, check out the root cellars and puffins of Elliston. The Bonavista Peninsula is a UNESCO Geopark and there are 500 million year old fossils to discover along with other incredible geological formations.

Golfers can enjoy the outstanding Terra Nova course less than an hour from Champney’s East
