Musgrave Terrace - For Sale

Musgrave Terrace

31 Gower Street

A terrace implies row house construction and is indicative of a grouping in which the houses in the centre are framed by the end buildings which generally vary architecturally from the middle structures.

Musgrave Terrace is a very well executed example of this architectural style.

The houses of Musgrave Terrace would have been built immediately after the fire of 1892. The small opening in the centre of the block which gives access to the gardens at the rear makes these properties easy to identify on early maps. The insurance map of 1888 shows a group of buildings with this opening on the same site before the fire which indicates that house of roughly these same dimensions occupied the site will before the Great Fire. In fact, Sir Ambrose Shea, lived at Musgrave Terrace at that time.

The simple porticos and rounded windows suggest an interest in classical building styles and are unusual in post 1892 St. John’s

The location at the East of Gower St, is abundant with outstanding architecture on the North and South Side and these structures stand out as the most prominent in this section of Victorian architecture and represent the best of Gower Street construction.

A previous owner of 31 Gower was awarded a Southcott Award for outstanding heritage preservation in 1999. The home was again renovated in 2013 and the current owner has taken the house to the next level in 2013 with new kitchen, upgraded bathrooms, new clapboard at the rear of the house, etc.

The grand entrance is a showcase for the outstanding original staircase and framed with a well-executed plaster corbel arch overhead.

The very spacious living rooms and dining rooms, with hardwood floors have incredible decorative plaster ceilings and both rooms include the original period fireplaces and the hidden sliding pocket doors between both rooms.

The kitchen awaits the gourmand, and the photographs speak for themselves. The brilliant copper ceiling is complemented by the best of cabinetry and a suite of retro appliances which the owner prefers to retain. The kitchen opens to the deck and garden.

The second and third floors have two bedrooms each, and all are equipped with fireplaces. Beautifully appointed bathrooms are located on each level and there is a half bathroom on the main level.

The basement is set up with a one-bedroom apartment with it’s own electrical meter and yet again another fireplace is located on this level.

If one is looking for a property with outstanding City and harbour views, this may be the property you have been waiting for as the views from all levels are a bonus and from the upper levels, they are simply extraordinary with a unique three sided glazed window on the top floor.

The garden at the rear is a green sheltered space which allows the green thumb to grow any and all variety of plants.

There is a bonus in that a small vehicle can be parked on land to the right of the house which is included with the overall property.

Asking Price is $639,000
